SWMBIA is a member-based, non-profit trade association serving the home building, light construction, remodeling services and associated businesses.  SWMBIA is the authority and voice of the homebuilding and remodeling industry for Southwest Montana.  SWMBIA supports its members and the community through advocacy, networking, education, philanthropy and expanded business services to ensure high standards while protecting the quality of life in the communities it builds.

What does that mean??

If you've lived in the Bozeman area for any length of time, you will have noticed how rapidly it is growing.  New apartment buildings and housing developments are desperately trying to keep up with the new members of our community.  Have you ever wondered how these projects are decided, the regulations and permits required, and who is actually involved?  Any given job site for a single family dwelling will involve a wide variety and amount of folks to make a dream house become a home.  NAHB (National Association of Home Builders) data shows a typical single-family home passes through about two dozen different subcontractor businesses. Add the lender, appraiser, title company, real estate agent, a dozen or so suppliers, and the local building department's inspectors, and you're easily looking at 40+ independent businesses before anyone gets the keys. These contractors, architects, landscapers, mortgage lenders, framers, real estate brokers and so many more are the members of SWMBIA.

Advocacy for what?

At the local and state level, SWMBIA is a consistent voice at the table when decisions get made about how and where Southwest Montana builds. That means showing up to city and county commission meetings, weighing in on zoning and building code updates, water rights and working directly with local officials on permitting processes. 

One example is the WARD initiative, which was proposed in the fall of 2025. SWMBIA opposed the WARD initiative, citing risks to housing supply, affordability, and long-term water planning. SWMBIA campaigned through its own PAC, the Affordable Bozeman Coalition, alongside allies like the Gallatin County Commission and Chamber of Commerce. Through education and advocacy, the initiative was not adopted. These measurable results were achieved through collaboration and education to ensure initiatives such as these do not threaten our industry, and communities' future. 

On the state and federal level, SWMBIA works alongside the MBIA (Montana Building Industry Association) and NAHB to track legislation that affects the building trades, from workforce housing initiatives to material costs and labor availability.  Through this vast network, NAHB members are eligible for massive savings programs and industry discounts, while MBIA offers training programs and health insurance to industry professionals.

Why the events? Isn't this a business association?

SWMBIA supports many events throughout the year which encourage networking, comradeship, recognition and fundraising. With the vast amount of professional services needed in the building industry it is essential to form connections and gain trust amongst all of the various industries.  Without SWMBIA, a contractor, mortgage broker and an architect may have few occasions to meet up and share a few laughs while discussing industry gossip or their children's sports teams. Montana has always prided itself on neighborly conduct and the value of a handshake, and these events allow for network building and trust through enjoyable outings away from computers.  Members meet new golf partners, fishing buddies, and hunting pals all while ensuring there is a strong network of builders, tradespeople, and affiliated services which are trusted.  

SWMBIA Cares 

The construction industry is one of Montana's fastest-growing industries, adding thousands of jobs over the past several years, with wages in the trades often outpacing many other career paths that require a four-year degree. But the state also faces a real labor shortage with  an aging workforce, not enough young people entering the trades, and a persistent housing shortage that keeps home prices high for everyone.

Through SWMBIA Cares, a registered nonprofit scholarship program supports the next generation of tradespeople.  Raffles, ticket proceeds and event sponsorships go directly to students pursuing trades like carpentry, welding, HVAC, and electrical work at Gallatin College and the construction academy in local high schools.

Gallatin College offers a 1-or-2 year HVAC program, and a person out of high school could be earning up to $72,000 a year after 3 years.  That's a solid AI-proof career with no student loans and a full year before they would have finished an undergraduate program which offers no guarantee and significant student debt.

Bozeman Construction Academy is a dual-credit program launched at Bozeman and Gallatin High Schools. Before deciding on a four-year-college track, students are given hands-on training in real-world trades. They learn to operate equipment, frame walls, and build sheds. While earning college credit and industry micro-credentials.

So next time you see a SWMBIA sign at a job site or a booth at the Home Expo, you'll know: that's not just a logo. That's a network of people investing in Southwest Montana's next generation of builders — and, by extension, in all of us.
